My In-Depth EyeSpy360 Review: Pricing & Features (2023)
EyeSpy360 is a virtual tour software that every real estate agent can use to create virtual home tours, open houses, stagings, and more. In this post, we’ll explore five EyeSpy360 features and how you can use the tool to grow your real estate business.
What Is EyeSpy360?
EyeSpy360 is a web-based virtual tour platform where users can upload their 360° photos to create a virtual tour experience for their clients.
EyeSpy360 is designed as a comprehensive marketing tool, so it has other features such as social media integration, custom branding, and client/property matching.
To get started with EyeSpy360, you will need a camera or smartphone that can take 360° photos. If you don’t have a device that can do this, you can just hire a professional photographer directly from EyeSpy360’s website.
Next, create an account with EyeSpy360 and choose a pricing plan. Then upload your 360° images and submit your order. The platform will take care of the rest, and within 24 hours you’ll have your virtual tour and/or floor plans.
EyeSpy360 Pricing
EyeSpy360 has two pricing options, Self Capture and Professional. The difference between the two is basically DIY vs. done-for-you.
Self Capture
With Self Capture, you pay $19.99 per month to have access to the service and hosting of your photos and tours. Plus, you pay $15 per listing. For this price, you’ll need your own 360 Camera but can upload the shots into their service to create virtual tours, 3d models, and a floor plan. All you need to do is upload the shots and EyeSpy360 completes the renderings for you in 24 hours.
Self-capture includes the ability to create 15 360 images for the $15 price. Additional shots are $1 per image after.
Professional
With Professional, you order the service and a professional photographer (videographer) goes out and handles the shooting for you. The service starts at $249 per listing and includes 360 photos, a virtual tour, 3d model, and a basic floorplan (for homes under 4000 square feet). For homes between 4000-6000 square feet, the pricing increases to $429. Over 6000 square feet, the price is $549.
Also, you can choose to add on 30 2D Still photos for $70 more and aerial photos for $130. EyeSpy360 includes two 2D photo options, standard, and luxury. The standard photos still include wide-angle professional-looking shots. However, the luxury photos (which are around twice the price) include professional lighting and HDR capture. This helps to make your photos “pop” just a bit more and is a great option for high-end listings.
If you’d like to add a non-aerial video to the package it’s currently running $50 (discounted from $180). Aerial video pricing is around $160.
EyeSpy360 and eXp Realty
The EyeSpy360 platform is listed on eXp Realty’s Preferred Partner program of tools and systems that every eXp real estate agent can use. In fact, eXp Realty has a unique partnership with EyeSpy360 called eXp360.
For $95 per tour, eXp agents can upload their 360-degree virtual tour to eXp360. This is a cost-effective way to take your clients on a home tour, and you don’t even need a special 360 camera. Most smartphones can take good-quality photos. However, if you are looking for more professional photos, most listing photographers know how to take 360-degree photos.
eXp360 has the exact same features as EyeSpy360, including live video chat integration, the ability to add custom branding, create floorplans, include room measurements, integrate a Google map street view, and more.

5. Analytics and reports
EyeSpy360’s analytics and reports help you make important marketing decisions about your real estate business. The platform records who clicks on your virtual tour, live tour or narrated video.
EyeSpy360 determines what source the lead came from and what their location is. You can then use this geographical data to target these leads with customized content that will directly appeal to them. For example, creating more tours of popular homes in the area.

4. Narrated Virtual Tours
EyeSpy360 gives you the ability to create virtual, 360° video tours and home stagings with EyeSpyPlay. Upload your 360° images and turn them into a video that your clients will be able to play at any time.
Clients will be able to pause the video and “move” around the home by clicking and dragging the video. You can also include narration over these videos to help guide clients through the home.
Recording a 3D virtual tour is a great idea if you don’t have the time to do an EyeSpyLive tour. An EyeSpyPlay video has the added advantage of being postable to your YouTube channel and social media, where it can gather more views, and clients can go back and play it as many times as they need to.
3. Live Virtual Home Tours
With this EyeSpy360 feature, simply upload your 360° photos and create a video. Then, select the option to display the “Start EyeSpyLive” function on all of your pre-recorded 360° videos to let clients start a video call with you. Keep in mind that you will have to sign up for an EyeSpy360 Pro Plan to access this feature.
If you want to have a pre-arranged EyeSpyLive session, you can also create a shareable link that you can send to your clients over email or direct message. This way, you can send the link out to multiple parties at once and have a virtual open house.
The other great aspect of EyeSpyLive is that it comes with a built-in video call and chat ability. You can use this feature to have virtual face-to-face discussions with your clients and to answer their questions.
EyeSpyLive lets a client see a property virtually first so that they only spend their time visiting properties in person that they are seriously interested in.

2. Create 3D Floor Plans and Models
EyeSpy360 has another feature called EyeSpyPlan. This feature allows you to easily create a 3D model and floor plan of a home, without expensive camera equipment.
To use this feature, just upload your 360° images to EyeSpy360, and they will turn them into a 3D model and floor plan with approximate measurements.
1. Virtual Staging, Renovations, and Show Homes
The newest feature offered by EyeSpy360 is virtual staging. Rather than spending time and money on furniture to elaborately stage an empty home, you can just use EyeSpy360’s virtual staging tool instead.
This tool will digitally add realistic furniture to your 360° photos. Just upload your photos, and EyeSpy360 will do the rest. This feature costs $79 per 360° photo.
