A quick Amazon search for real estate books comes up with over 60,000 titles. There is no shortage of coverage on the subject. Whether you are a real estate agent looking to increase your business or an investor looking to grow your real estate portfolio, here is the list of top 25 best books for real estate agents in 2020. Every one of these books have been hand chosen because I believe they have had the most impact on my success as a real estate agent.

I've made it my goal for many years now to read a book a month. This goal is in addition to the numerous blog posts, youtube videos, and podcasts I follow and listen to. I feel that it's crucial always to be learning new things. I've never picked up a book that I didn't learn something new. I honestly attribute any success that I've had in business, personal, and life in general to a never-ending quest for knowledge and books is a significant part of that. 

I challenge you to set a goal for reading books, whether it be through Audible in the car or setting time aside to read. Pick some number of books that you are going to read this year and stick to it. You'll be amazed at what reading will do. Not just for your knowledge but your hunger for more information! 

I'm going to break it up into three categories and one bonus section:


This section overs the five best books for real estate agents, in my opinion. These books have all played an instrumental role in my success as an agent. They cover subjects like getting started in real estate, creating a daily calendar, lead generation, business planning, and finances.


Additional reads that could be good for any business owner but should also be read by real estate agents. After all, we are independent contractors, and if you don't approach selling real estate like a building a business, you are already missing the mark. The one thing that separates the part-time, below-average agent from a full-time, high producing agent is the mindset of building a business around selling real estate. Building a business comes with creating systems, hiring, firing, and putting resources to work for you in the most efficient way possible. These books will help you do that. 


Great reads for the real estate agent looking to build and grow their retirement savings. So many agents work commission to commission with no thought or plan towards putting money away to exit the business. We have so many unique benefits and opportunities as real estate agents to invest in the products we have such vast, intimate knowledge of, but many don't. I believe this is the case because of a lack of knowledge about how to get started. The books in this list will eliminate that knowledge gap and reduce any fear an agent might have to get started.


These are the honorable mentions. They are still AMAZING books that I highly recommend you read but are more tailored to specific aspects of the real estate business (i.e., YouTube, Social Media, Time-Blocking, etc...) Consider reading these after you've already read all of the other books on this list.  


The Millionaire Real Estate Agent

The 1st book I ever read getting into the business.  It’s like the realtor's bible. Read this and it’ll spell out all pieces of the business that any agent should plan to invest their time in.  Covers lead generation, leverage, mechanics of the business, and finances. Start here!

The Conversion Code

This book by Chris Smith, who I’ve watched and learned from afar, is one of THE best books for real estate agents on internet lead generation and conversion.  I read this book in the summer of 2017. I had already been doing internet lead generation for years in a big way but got WAY more out of this book than I could have ever imagined.  It has since quadrupled my lead generation and vastly improved my conversion process.

6 Steps to 7 Figures

I love Pat Hiban.  I’ve listened to his podcast, Real Estate Rockstars for years.  He’s interviewed some of the best minds in real estate. This book is his step-by-step guide to creating success in real estate.  All steps are relevant and spot on to truly having success in this business. Pat’s all about actionable content so be prepared to have a lot to do after reading this book.

The ONE Thing

Here’s a book that doesn’t necessarily have to apply to real estate but because Gary Keller of keller williams wrote it and he references some real estate examples I’ll put it here.  It’s just a great reminder, especially after reading the books above, that real success is done ONLY with focus. That’s not to say you can’t do multiple things in real estate to be successful.  However, after reading this book it’ll make sense as to why focusing on your “one thing” is like pouring gasoline on a fire.

Your First Year in Real Estate

It's no mystery that your first year in real estate is likely going to be the most challenging year you face. Many agents give up before even hitting their one year mark.  Much of this is due to expectations of agents that get into the business.  With Dirk Zeller's book, Your First Year in Real Estate, he shares the proper expectations and gives solid advice on how agents should spend each day throughout the year.  He also shares some of the common pitfalls that new agents make, saving you some time and energy.  


Rocket Fuel

Anyone working with a partner MUST read this book.  Even if you don’t have a partner, this book will help you identify holes in your business.  Holes that once filled, will help catapult your business even further.

Delivering Happiness

If you are thinking about building a team, brokerage, or any type of business where you’ll be working with others closely this book is amazing. You’ll read how Tony Hsieh, founder of Zappos, has intensely focused on his companies culture and how that’s turned into major profits and fun atmosphere to be around.

Rich Dad Poor Dad

Finances 101. This book should be a must read in high school before you are allowed to graduate. This will shape the way you think about money, business, and future plans. Always think with the end in mind. If you haven’t read it, I highly recommend starting here then getting into the many other books in the Rich Dad series.

Crushing It!

Gary Vaynerchuk gave me a good kick in the teeth while reading this book. You’ll realize that if you truly want to succeed in any business, you need to cut the excuses and go all out. He also shares some great actionable nuggets. If you’re a GaryV fan already you’ve probably heard a lot of the material in this book on a keynote video. But if you don’t follow Gary this book may just inspire you to. He's also the one that inspired my post about the $1.80 strategy.

The E-Myth Revisited

For the first two years in my general real estate career, I was a real estate agent that WANTED to be a business owner but didn’t know how to create the success I was looking for. I was a great agent so I assumed it would be easy to run a great real estate business. If anything being a good agent has been the biggest hamstring on running a successful business and this book exemplifies exactly why that is and how to fix it. I still don’t have it all figured out but I’m getting closer each day and this book is a major reason why.


Loopholes of Real Estate

This is a book in the Rich Dad series as well.  It really opened up my eyes to the power of real estate investing and WHY it’s made more millionaires than any other industry out there. It goes high level with concepts but also actionable steps if you are just starting and need to set things up properly.

The Book on Investing In Real Estate with No (and Low) Money Down

If you are wanting to get into real estate investing but are not on yet, stop what you are doing and go check it out.  Then, go buy this book from them. It was the book I read before I got started in real estate investing and showed me that you don’t have to wait to get started.  There are ways to get started in real estate right away. Most people, including myself for 7 years, make excuses on why they can’t start (mostly money related). But after you read this book you’ll have some steps you can take to get started right away.  And trust me that’s the hardest part of the entire equation. It took me 7 years to buy my first real estate investment but after I did that, I followed it up with purchasing a total of 9 homes that same year. Just get started!

The Millionaire Real Estate Investor

This book, like millionaire real estate agent, builds you a blueprint. However, this one is geared towards real estate investors rather than agents. This is one of those books that you need to read, just so you know what you don’t know. Once you get the general business blueprint from this book, you can start filling in the how with additional research on forums, networking, and reading other books.
