Send Out Cards - Birthday and Closing Anniversary Gift Automation
I use Send Out Cards to send birthday and closing anniversary gifts to my past clients and sphere of influence. This is one of the main legs for my referral business that generates me nearly 80% of my closings! Each touch is around $9 which is well worth, in my opinion. TubeBuddy - YouTube Channel Optimization
TubeBuddy helps me with everything I do on YouTube. From keyword research to see what people on YouTube are searching for to optimizing tags, headlines, and thumbnails. TubeBuddy does it all! In addition, they have great tools for bulk modifying your description text, end screens, info cards, and more. I honestly started building my YouTube channel after I found TubeBuddy. I wouldn't have the success I have on YouTube without this tool!
Aweber - My Preferred Email Marketing System
While I already have a great CRM system that allows me the ability to bulk email, I've found it's better for me to also have a dedicated email marketing system. This allows me to keep my CRM focused on warm leads and Aweber focused on inquiries (email addresses only). Aweber is the most affordable email marketing provider that has all the tools and highest deliverability rates.
Quickbooks Online - The ONLY Bookkeeping Software To Use
I've said before how IMPORTANT it is to separate your business expenses from your personal expenses. Well now comes the part where you take those separated expenses and create a monthly profit and loss report. The insight you gain from doing this monthly is invaluable to growing your business. Quickbooks is the ONLY system I would consider to create these reports. It's the easiest to use and the most accessible with its mobile app.
Flick - Instagram Hashtag Finder and Trends Tool
If you are on Instagram and looking to grow your account, you know how important hashtags are to getting noticed. Instagram allows up to 30 hashtags per post and it's best to switch up tags from post to post. That means you are going to need a lot of ideas when it comes to relevant hashtags. Fortunately, Flick makes quick work of this and suggests tons of related hashtags that you may not have thought up otherwise.
Meet Edgar - Automated Social Media Posting
I wish I had 100 hours in a day, but since I don't I use Meet Edgar to push all my content out to my social platforms. The thing I like about Meet Edgar versus other social media scheduling tools is that Meet Edgar uses a content library that you create over time. Meet Edgar pulls content from this library and publishes it consistently at the desired times. It will then go back and re-use old content if no new content is available which keeps your posting consistent regardless of if you created new content this week or not. HIGHLY RECOMMENDED.
KWFinder - BEST Keyword Research Tool
When you are creating content you need ideas and you need to know where to focus your efforts. With KWFinder, you will see keyword search data, difficulty rankings, and relevant related keywords to target. Before I ever create a piece of content I start at KWFinder.com. Also, when you sign up for a membership, you'll receive access to other helpful tools like their SERP watcher (SERP = search engine results page). This shows if your content is starting to rank higher or lower on the Google search pages over time. Also, there is a great site profiler tool that gives you great insight into how your site is performing amongst different metrics.
Adobe Creative Cloud - Lightroom CC & Photoshop
I'll admit, when I first started using Photoshop and Lightroom I was in over my head. However, over time, they've simplified both platforms and made mobile apps for them. I MUCH prefer Adobe Lightroom to Apple photos. Editing RAW images is much easier and smoother. Also, the camera function on the iPhone app takes much better images in my opinion. I have the Creative Cloud Photography plan with 1TB.
Restream - Stream LIVE to Multiple Social Platforms Simultaneously
We all know that live video is taking over social media. All of the different algorithms favor this content more than all others. Instead of having to choose whether to do Facebook Live or YouTube, LinkedIn or Twitter do them all at once. Link a free stream recorder like OBS Studio to Restream and you are all set!
Zoom - Video Conference Calling & Virtual Meetings
I spend more time on Zoom than just about anything else these days. With a team of agents across North America, this is the easiest way to get face-to-face and share screens with one another. Upgrading to the Pro level plan allows for longer meetings instead of the 40 minutes that the free plan allows.

Sony A7III - My Mirrorless Full Frame Video/Photo Camera
This has to be one of the best bang for the buck DSLR's on the market. It's still not cheap, by any means, but what you get for the price competes with most high-end cinema cameras. 4K recording, 120fps in 1080p slow-motion, and long battery life make this one of the best cameras out right now. Pair this with a 16mm lens for real estate photography or go with my 24-70mm lens recommendation below for a great all around setup that you'll use everyday!
Tamron 17-28mm f/2.8 Di III RXD - The BEST Budget Sony Wide-Angle Lens
Tamron recently rolled out two amazing lenses for the Sony full-frame cameras. The 28-75mm f/2.8 and this wide-angle 17-28mm f/2.8. This lens is cheaper than Sony alternatives and gets high praise. I highly recommend picking this one up for real estate photography, vlogging, and general how-to style videos.
Tamron 28-75mm f/2.8 Di III RXD - Amazing Portrait and B-Roll Lens
If it's in the budget for two lenses, this would be my second pick. This lens is one of the best all-around lenses for walking and getting amazing photos and video. It can be used for stunning portraits, capturing buttery b-roll, and still gets fairly wide at 28mm. This lens is tack sharp and won't disappoint, especially for the price!
Shure MV51 USB Microphone
Good audio separates the videos that get watched from those that get passed up. It amazes me that people will create video content but not invest in a quality microphone. This USB mic has excellent quality audio and best of all, plugs into your USB port on your computer. This is a great addition to a 1080p or 4k webcam. You can either have it sit on your desk or mount it on a mic arm (linked below). For nearly half of 2019 I rocked a webcam (linked below) and this mic for all my YouTube videos.
Rode Swivel Mic Arm
This mic arm clamps to your desk and allows you to swivel your mic back and forth and set it in the perfect position, about a fist length away from your mouth. When you're done recording you can swivel the whole setup out of the way to keep a clean workspace. In addition, it comes with a cable management system to hide the mic cord and keep things nice and tidy.
Elgato Cam Link 4k - Streaming DSLR Footage
When you start streaming footage or recording tutorial videos on your computer you have a decision to make. Go with a webcam or DSLR. Webcam is simple plug-and-play but a DSLR will give a better quality image. However, to hook up a DSLR to your computer you'll need an additional piece of equipment, this Elgato Cam Link 4k. Once hooked up your DLSR will appear as a video source within whatever video program you are using.
Logitech C920 1080p Webcam
This is one of the best value webcams on the market. Super simple to setup and provides high quality HD video. For less than $100 this will get anyone started with creating live or recorded video. I used this webcam for over a year before moving to my DSLR setup.
StudioFX Three Point Lighting Setup
If you are looking to step up your production quality and get the most out of your current camera setup, make sure you have excellent lighting... notice I didn't say expensive lighting. Amazon has a great setup with 3 soft boxes. This is everything you need for exceptionally lit video. Key light off to the side, a fill light off to the other side, and a hair light above and behind you shining down. I used a ring light for over a year and wish I would have started with this setup.
2019 16" Macbook Pro 8-core i9 Processor
If you are going to be doing a bunch of photo and video editing and/or streaming DSLR video, you are going to need a pretty powerful computer setup. Because I'm on the go, traveling with family and visiting agents, I need to be able to bring my setup with me everywhere. This setup is PERFECT! It handles 4k video editing, streaming and recording 1080p footage, editing tons of photos, and anything else you throw at it. A noticeable difference over my previous 2017 quad-core Macbook Pro.
